Are you ready to be a real estate mogul? Kiplinger's Personal Finance offers a quick online test. You should be able to finish this 10-question test in 3 minutes, and the explanation of right or wrong answers serves as a good Landlord 101.

I answered 9 out of the 10 questions correctly. My major take-away from this exercise is that you should go through a long checklist before deciding to investing in real estate. Top considerations: acquisition cost, financing, local rental market, maintenance and resale value.
