Best Time of Year to Buy and Sell Your Home - Chart of the Day

Today's Chart of the Day focuses on the best / worst times of year to sell and buy your house.

While the price movements aren't huge, there is almost a 5% net difference in price paid from April to June. In April you'll receive almost a 2% discount to median home price while just two months later in June you're stuck with a near 3% premium to median home price.

In the end do these premiums and discounts really matter? If you in your home for the long-haul a couple of percent is really going to make much of a difference on your returns. On the other hand, to those flipping real-estate left and right it could mean the difference between a profit and a loss.

I wonder how true this chart holds in the current real estate market. With so many speculators and flippers out there in a market environment that is extrememly hot (overpriced prehaps??) this chart may be more a straight line than the curve shown above.

Another factor that might flatten the curve is more schools going to year-round schedules. It would be interesting to see a subset of the data for just the states/counties that have done away with summer break.
